How We Build These Reports
Data Sources
Active, pending, and sold listings pulled from the Newfoundland and Labrador Association of REALTORS® (NLAR) MLS® via Matrix, combined with internal sales data and the IMS market intelligence feed we use broker-side.
Refresh Cadence
Numbers are rebuilt at the start of each month using the prior month's finalized data. Community sub-district filters match the MLS® sub-district polygons — not city boundaries — so condo-heavy downtown stays separate from family-home-heavy East End.
What Each Report Shows
Monthly sales count, average and median sale price, average days on market, list-to-sale price ratio, active inventory, and 10-year trend charts. Every chart is built from real transactions — no forecasts, no editorial smoothing.
MLS® Status Definitions
Active is on-market and available. Under Contract has an accepted offer but conditions remain. Sale Pending is conditions waived, awaiting close. Sold has closed and title transferred. Our reports count only Sold for price and volume stats.
