Before you start booking showings, know your number. A pre-approval gives you a real budget, locks in a rate for 90–120 days, and tells sellers you're serious.

Down payment minimums in Canada (2026):
  • 5% on the first $500,000 of purchase price
  • 10% on the portion between $500,000 and $1,500,000
  • 20% on any portion above $1,500,000
  • Below 20% down requires CMHC mortgage default insurance
